Electrical Inspection
An Electrical Certificate of Compliance is required by law when transferring ownership of a property and to ensure that the electrical installation is safe as per Code of Practice SANS 10142.
This Certificate of Compliance (COC) is issued by one of our accredited inspectors once the prescribed inspection and tests on the installation wiring have been done and deemed safe.
- On the day of the inspection ensure that all light fittings/globes are working.
- Make sure all the circuits on all distribution boards are labelled correctly.
- Make sure all isolators are accessible from fixed equipment.
- Remove all redundant leads.
- Check that the light fittings have their covers in place (e.g. ball lights).
- Allow all distribution doards to be accessed during the day of inspection.

Wood Borer Beetle Inspection
Most banks and insurance companies require a Beetle Clearance Certificate when a property is transferred to new ownership. This Clearance Certificate is issued once the property is inspected for any visible signs of wood destroying insects and deemed to be free of any such insects.
- On the day of inspection remove all loose timber from the property.
- Indicate if the Wendy house / wooden shed (if any) is included in the deed of sale.
- The Furniture Beetle (Anobium Punctatum)
- Attack hardwood and softwood timber usually older than 20 years.
Italian Beetle or European Woodborer (Hylotrupes Bajulus)
- Attack softwood timbers like pine.
Inspection (Deed of Sale)
The aim of a compliance inspection (electrical, beetle, plumbing, gas or electrical fencing) is to provide the buyer of a property with compliance certificates. By law it is the responsibility of the seller of a property to provide these certificates before a deed of sale can be completed between a buyer and seller of a property.
A company that provide these certificates must be registered with the relevant boards in order to issue such certificates. The seller that instructs such a company to carry out these inspections, must take care to ensure that the company has liability insurance should something go wrong, otherwise the seller may still be responsible once the buyers have moved in.
